Working with Tailored Builds

Conceptualising your dream home is exciting. It’s an opportunity to create a space tailored to you and your family, which encapsulates your personality.

Embarking on the process can be daunting and sometimes overwhelming; knowing where to start and which professionals to involve at different stages.

At Tailored Builds, we leverage our extensive experience and network of industry professionals to guide you seamlessly through the process. We do the heavy lifting for you and take care of the technical details, freeing you up to enjoy watching your vision take shape.

 
 

 Our Process


1. Initial ENQUIRY

Whether it’s an idea in your head, or you have plans ready to go, we’d love to help.

Call or drop us an email and we can meet over coffee, or catch up on your prospective house site. We’ll discuss what you have in mind and your indicative budget, then offer advice on how we can help you to achieve it.

If you require finance, it’s a good idea at this stage to check in with a mortgage broker or your bank to gauge your borrowing capacity.


2. Architectural partner

Partnering with the right architect is the key to realising your vision and maximising the potential of your site. We can help to match your specific project with the right professional from our network.

Involving your builder from the start, and throughout the design process, will help to ensure that the concept and design remains within your budget constraints right from the get go, making the most of your design spend.


3. Plans and Cost

Once the concept is nailed down, we will work with the architect to give you a steer on costs. This is an opportunity to refine the concept if needed.

The next step is to move to full architectural plans. At this stage, we will price the build and present you with a more accurate cost.

This is the time to formally engage your bank or broker for finance if required.

 

4. Consent & Contract

Once the plans are finalised, they can be submitted to council for consent. Your architect will often manage this process on your behalf, or we can help too. We will work with the appointed council officer to respond to queries and iron out details.

At this stage we will schedule a start date and dive into detail about how the project will be managed. We will draw up a contract to formalise our partnership with you.


5. Work Begins!

Now you get to watch your vision take shape. We give you access to our job management portal, so you are always across the schedule and progress, knowing what to expect and when. We coordinate the sub trades and manage council inspections. We meticulously quality assure every piece of work.

With weekly reports, photos, regular site meetings and scheduled walk throughs, you are involved at every step. We’re always at the end of the phone for any questions.


6. Post build

We stand by the quality of our work. As registered Master Builders, we offer a 10 year guarantee, so you can have total peace of mind as you enjoy your new home.
